How to prepare a second home on the Costa Blanca for seasonal stays

In 2025, foreign buyers accounted for 43.29% of registered residential property purchases in Alicante province. Among international tourists visiting Alicante that year, 20.4% stayed in a second home and 17.1% used rented accommodation, while 81.1% arrived by air. In June 2026, the Costa Blanca recorded more than 736,000 overnight stays in tourist apartments and was the Spanish tourist area with the highest volume in that category; the same release also reported a year-on-year fall in apartment stays nationally. These dated figures describe context only. First decide: permanent home, seasonal use or rental

A permanent home normally places more weight on everyday comfort, sofa and mattress quality, lasting storage, frequent-use appliances and personal finishes. A seasonal home needs a balance between comfort, simplicity and ease of reopening after an absence. If rental is being considered, check the rules in force, the property’s planning status, the community of owners’ statutes and decisions, municipal conditions, administrative requirements and the intended type of letting before furnishing for a particular capacity. • Permanent use: plan around daily routines, regular occupants and long-term storage.
• Seasonal use: prioritise clear walkways, easy upkeep, secure storage and what must be ready on arrival.

The number of bedrooms should not automatically dictate the number of beds

Two two-bedroom properties can need very different layouts. A couple staying for several months may prefer a comfortable main bedroom, a flexible guest room, more storage, a conventional sofa and dining for four. A family may need twin beds, suitcase space, easy-care surfaces and a larger table. A sofa bed can help occasional guests, but its open footprint, circulation and sleeping comfort must be checked. Capacity should follow realistic use, not the greatest number of beds that can be fitted.

Storage matters more when the home is empty for part of the year

Seasonal homes often need dedicated space for clothes, bedding, towels, suitcases, personal possessions, small appliances, documents and beach or terrace equipment. Plan wardrobes, chests, lift-up storage beds and occasional storage before filling the available area with decorative pieces. A storage bed can be useful, but the clearance, mattress type and ease of opening must suit the room.

Design the living room around what will happen there

The living room may serve for relaxing, eating, receiving visitors and watching television. A photograph helps with the first assessment, but final dimensions need verification before ordering.

• Check usable wall length, doors, windows and the route to the terrace.
• Check television distance and the full opening space of a sofa bed.
• Allow for the usual number of users and the area needed for dining.
• Do not add a chaise longue unless the room and circulation genuinely suit it.

Bedrooms should solve both rest and storage

Define bed size, mattress type, side clearance, bedside tables, storage requirements, headboard, actual wardrobe capacity and whether the room is mainly for the owner or guests. A mattress should not be chosen on price alone: frequency of use, the people sleeping on it and their preferred support also matter.

Choose appliances and air conditioning according to real use

Longer stays may justify a larger fridge-freezer, washing machine, dishwasher, oven and hob, microwave and television. A useful terrace need not be overcrowded

Measure a balcony, terrace, solarium or poolside area before choosing furniture. Leave room to open doors and windows, walk safely, move chairs, clean the floor and store or protect items when necessary. Depending on the space, a dining set, low lounge group, individual chairs or a compact solution may work best.

Starting the project before travelling to Spain

Many international owners cannot be present throughout the process. With the owner’s authorisation, practical access may sometimes be coordinated with an estate agent, developer or builder, key holder, family member, representative or property administrator. To begin remotely, tell us the town, number of bedrooms, intended use, general style, priorities, approximate budget and an indicative date. Plans, photos and dimensions can be supplied voluntarily later when they help develop or verify the proposal.

A furniture package or a tailored proposal?

A coordinated package reduces the number of separate decisions by providing a starting composition for the living room, dining area and bedrooms. A room-by-room proposal may be better for an unusual layout, compact rooms, a specific dimension, a small terrace, a combination of collections or a project coordinating furniture, appliances and air conditioning. Product substitutions and any price difference are confirmed before ordering.

Storage, delivery and assembly

New-build completion and key dates can move, and other trades may still be working in the property. When the confirmed order and agreed plan allow, holding the goods until the arranged delivery point can be assessed. Delivery is organised once the property is available, access is authorised, necessary dimensions are verified, products are ready, and access and assembly conditions are known. A final date should not be promised before those points and product availability are confirmed.
